Condensation Between Panes

There’s no way to clean moisture that builds up between double-paned glass. Windows with two panes are often filled with gas and sealed. If the seal fails, the gas leaks out and moisture seeps in, causing condensation. Foggy windows are a sign of windows that are not energy efficient.

Defective Glazing

Older windows are sealed with putty that cracks and chips over time. If chunks are missing from the outside of window panes, air and moisture can leak through. Once the seal is broken, it’s best to replace the window.

Flashing Issues

Installers place flashing above and around windows to keep moisture out. The strips are made of aluminum or galvanized steel that redirects water away from joints. Missing or damaged flashing leads to frame rot that can spread to sheetrock and support beams. Flashing should cover the entire top of the exterior trim and be secured to the siding above.

Windows That Don’t Open Correctly

Sometimes old windows get painted, nailed, or screwed shut. Other times, the sashes must be propped open or they will slam closed. If windows don’t function properly, they may need to be replaced.

Door Problems

A home inspection often reveals problems with interior and exterior doors. All doors should open and close easily, without sticking. Locks, deadbolts, and door knobs should all operate correctly, and weather stripping and caulking should all be in place.
